As we have mentioned in previous newsletters we have been instructed to dispose of some excellent quality financially distressed residential stock across northern England, with locations in Merseyside, Lancashire and Yorkshire. This is stock that would previously have been selling at levels more than 40% above current pricing and are excellent investment opportunities being smaller well built developments, not over supplied and poorly built city centre stock
These are all good quality developments in good areas, often with tenants already in occupation which means that accurate cashflow can be predicted. We are not allowed to market the properties openly because of confidentiality clauses signed when dealing with Banks, Receivers and Administrators but can supply details on individual request.
The average discount to an accurate and realistic market value is £25,000 usually with a recent RICS valuations in place.
